Local Tax Administration

For non-resident property owners, you are required to officially appoint a local tax administrator (LTA) to oversee your tax payments in Japan. The LTA can be an individual or a corporation that will be a point of contact for local tax offices for your various tax related matters. In the worst case scenario, failure to properly follow the Japanese tax code may result in the foreclosure of real estate. Actio considers LTA services as critical in assisting our customers’ asset management in Japan.

Bank Accounts, Revenue-Expense Control, and Financing

In order to manage rents and expenses in Japan, real estate owners are required to have local bank accounts. Another service we offer is monitoring the flow of funds once the account has been opened. For those who are unable to open a bank account in Japan, Actio provides a revenue and expense control service in a segregated account as part of our property management work. In addition, we can assist customers to finance property acquisition or refinance currently held properties. One of the major sources of attraction in Japanese property investment comes from a leveraged investment, characterized by low bank loan rates and high LTVs.

Management Union Participation

For owners of strata title holdings in commercial, office, or condominium buildings, Actio keeps you up to date with what is happening to your property by participating in the management union (co-owners) meeting on your behalf or summarizing the meeting minutes. In most cases, management matters are discussed and reported in Japanese and based on what is discussed in the meetings, Actio puts forward an action plan if and when any such needs should arise.

Japan is well known for scenic driving routes through the countryside. The car market in Japan has an extensive selection of new and pre-owned luxury cars. We can assist in the purchase or sale of a car in addition to the compulsory inspection known as ‘Shaken’. We also advise on how to appropriately store your car.
